Get the full title deed number
Ask the seller for the complete title deed number (format: TF N°XXXXX/Region). Without this number, no verification is possible. A serious seller will have no problem providing it.
Verify with official Cameroonian land services
With the title deed number, it is possible to contact the Direction des Affaires Foncieres (MINDHU) to confirm the title is properly registered and not under dispute. This step generally requires a local representative on the ground.
Engage a licensed notary on site
A licensed notary in Douala or Yaounde can verify the title in official records, confirm the absence of mortgages or seizures, and verify that the seller is the legal owner listed on the deed.
Physical inspection of the land
